Frequently Asked Questions
Building Homes for the Discerning
General FAQs
How long does it typically take to complete a custom home build?
The timeline for custom home building varies significantly based on factors such as design complexity, home size, and material choices. Generally, the process can take anywhere from several months to over a year.
For smaller custom homes with straightforward designs, construction may take approximately 6 to 9 months. This includes planning, permitting, and building phases, where homeowners collaborate with architects and builders.
Medium-sized homes featuring more intricate designs typically require 9 to 12 months to complete. These projects involve detailed architectural plans and enhanced customization, which can extend the timeline due to material sourcing and trade coordination.
Larger and more complex custom homes may take multiple years to complete, especially those with unique architectural features or extensive landscaping. Such projects necessitate thorough planning and can be affected by factors like weather, labor availability, and zoning regulations.
Unforeseen challenges, such as changes in build or design preferences or delays in permits, can also impact the timeline. Thus, maintaining flexibility and open communication with builders is essential for a successful completion of a custom home.
Can I make changes to the design or plans once construction has started?
Absolutely!
Open Communication: When a client expresses the need for changes, we prioritize open communication to fully understand their concerns and desires. We encourage clients to articulate what they want to modify and why.
Feasibility Assessment: Once the desired changes are identified, we work with architects and designers to assess the feasibility of those modifications. This includes evaluating the impact on the overall design, structural integrity, and compliance with local building codes.
Cost Implications: Any potential changes may come with cost implications. We provide clients with a detailed breakdown of how the changes will affect the budget, including any additional materials, labor, or extended timelines required.
Implementation: Once approved, we proceed with implementing the changes, keeping clients updated throughout the process. Regular check-ins and updates help ensure that everyone is aligned and that the project remains on track
How will you communicate progress and updates throughout the project?
We use JobTread, a construction software with a client portal. This is an essential tool designed to provide transparency and streamline communication regarding the construction project. JobTread’s dashboard includes the following features and functionality:
- Project Overview: A summary view of the project, including the project name, location, start date and project manager.
- Schedule: Clients can see the outline planning, the upcoming progress and see what’s being worked on and what’s coming up next.
- Document Management: Access to important project documents such as contracts, plans, change orders, and permits. Clients can easily download or view these documents directly from the dashboard.
- Weekly Logs: Clients will see a weekly log showing progress at different stages. This visual representation helps clients see the work being done without needing to visit the site.
Why is the pre-construction service agreement an essential component of the construction process?
The pre-construction service agreement is a fundamental document that lays the early groundwork for a successful construction project. We will collaborate with the client, architect, and designer to finalize the design and layout of the Project. Through this process we work on the budgeting and cost estimation. This enhances communication, planning, scheduling, reduces risks, and provides a clear roadmap for both the builder and the client, ultimately contributing to a smoother construction process and a successful outcome.
How often can I visit the job site?
Building bespoke homes is an exhilarating journey, and witnessing the progress firsthand adds to the excitement. We encourage to schedule weekly or biweekly site visits with your Project Manager or Project Coordinator. These visits are arranged to ensure the job site is safe for you to explore, and a team member will accompany you to discuss the progress and address any current or upcoming items that require attention.
Can I live in my home during a renovation?
It depends on the scope of the renovations. Here are a few breakdowns.
Minor Updates: If the renovation involves minor updates like painting, flooring changes, or small bathroom remodels, homeowners often choose to remain in the property. These updates typically don’t disrupt daily life significantly and can be managed with minimal inconvenience.
Moderate Renovations: For renovations that involve more extensive work, such as kitchen remodels or adding new rooms, staying in the home may still be feasible, but it might come with some challenges. There may be noise, dust, and limited access to certain areas of the house.
Extensive Renovations: If the renovation is extensive—such as major structural changes, whole-home renovation, relocation will be necessary. This ensures safety and comfort, as these projects can render parts of the home to be unsafe conditions during construction.
